This Weird Market

Remember 2022?  Crazy, frothy year in real estate, where houses sold in multiple offers and above the asking price?  After a couple of relatively soft years in 2023 and 2024, this year opened up with a bang.  Buyers are tired of sitting on the sidelines, waiting for lower rates and lower prices, while rates just went sideways and prices continued to climb.  Expectations are high though - when buyers offer list price or higher when there are multiples, it's usually always for homes that are in great condition.  So keep that in mind if you're thinking of selling still this year.  And if you're buying, it helps to work with someone who's professional, knows the market and has experience winning in multiple offer situations (wink, wink...)
