Buyers, you may be in luck!
Over the past couple of weeks, two things have happened that are good for buyers:
*  Interest rates have fallen almost a full percentage point and are now sitting at 6.40%, according to
Mortgage News Daily.  You just picked up some buying power.  Couple that with...
*  Homes are sitting for longer on the market and price reductions are much more prevalent.  The power is moving back to the buyer.  Maybe not all the way, but directionally for sure.

If you're a buyer today, then I have some good news for you:  homes are staying on the market longer right now.  That means you actually have time to think about your purchase without flying madly into an offer in hopes of being the happy (or hopefully-not-too-reluctant) winner.  And there's more and more good stuff coming to market, so you have better options to choose from right now.

After a three or four week lull in the market, things seem to be picking back up as open houses are better attended and housing stock has increased a bit.  Great homes are still selling the fastest, but all homes look to be on the market for a bit longer now.  If you're a buyer and have been on the sidelines because you didn't want to suffer through competitive offers, now may be a good time to re-engage!

Just a quick note about how different the quality and presentation of older homes are as opposed to high end new builds.  They're both great but both very different - especially if you're looking for charm and character.

I was at a broker open at a home in the Kenwood neighborhood of Minneapolis this morning and what I saw in the kitchen and the transition to the back yard, really caught my eye.  These views, this inferred feeling of connectedness to your surroundings and your neighborhood are characteristics that really draw me to older, established neighborhoods and homes.

Interest Rates
Rates, in general, have softened over the past two weeks.  Right now, you can find mortgage quotes in the range of 6.75-7.25%, depending, of course, on length of term, your financial picture and credit score.  Call a few lenders and see what they have to offer.  There can be huge differences in total loan cost (costs not including the interest rate itself).  If you need a good lender referral, let me know.
