Interest Rates
Rates, in general, have softened over the past two weeks.  Right now, you can find mortgage quotes in the range of 6.75-7.25%, depending, of course, on length of term, your financial picture and credit score.  Call a few lenders and see what they have to offer.  There can be huge differences in total loan cost (costs not including the interest rate itself).  If you need a good lender referral, let me know.

It's been another fast-paced week in the market, so if you're a buyer expecting things to slow down so you can catch your breath, maybe soon, but not yet!  Here's what's happening in the market that you should know about this week:

Interest Rates
Rates are sliding just slightly higher as the battle between what the Federal Reserve thinks and what the housing and financial markets believe still isn't lining up perfectly.  The Fed talk is dovish, meaning rate cuts might still be a possibility, but the financial markets see Federal debt increasing by $1 trillion every 4 months, meaning there will be lots of new bills and bonds coming to market, increasing supply and thereby increasing the expectation for higher rates.  If you're a buyer and you're still…

Market Update

Interest rates moved up slightly this week, but that hasn’t seemed to put a damper on buyer demand.  If you’re a seller, let’s get your home polished up and ready for prime time, because there are plenty of buyers waiting for your home to hit the market.  If you’re a buyer, you’ll need to be more strategic in how you compete against other buyers and, maybe, be willing to take a hard look at homes that have been sitting on the market for a while – where there’s less competition.

Is it too soon to say, "Happy Spring"?  I know the calendar says it's here, but the weather seems to be in full support right now!

Let's start with what I'm seeing in the housing market this week:
1.  Pricing for the good stuff
I thought I had a solid handle on how much over list price you'd have to bid to have a shot at being the lucky buyer.  I'm not so sure about what that "overbid" number is right now.  I've had two recent buyer experiences where the list price ended up being way, way lower than the actual sales price - the overbid number was super strong.   In these cases, the winning bids were 17% and 22% over ask, respectively.  If you're a buyer in this market, here's a buying strategy to consider:

Maybe it’s just me, but the market seems to have a more cautious feel to it.  Some homes are still selling in multiple offers, but more seem to be staying on the market longer and buyers are working harder to find something that’s just right for them, rather than settling for “pretty close”.  This is also a big week that could influence mortgage interest rates.  With the Fed meeting on Wednesday as the stock market continues to post all time highs and inflation posting hotter than expected numbers, folks are on pins and needles about what’s next.  I’m not a finance guy, but I’m in the camp that says the Fed won’t raise rates this week,…

Not to sound like a broken record, but the market remains very active with buyers competing for the best listings, while the overpriced or poorly valued homes sit on the market waiting for price reductions.  Here are two things I’ve noticed as I’ve worked in the market this week:

Underpricing – I wrote an offer for one of my buyers this week.  We’d seen around 20 homes so far, so we had a good feel for what you get at different listing prices.  The home they offered on felt very underpriced, based on their experience in the other homes we’ve seen.  We talked about it.  We all felt it was underpriced.  Yet, when it came time to make…

There’s all sorts of real estate news out there – good and bad – but so far, the data says that the market is still strong – especially for sellers.  Why sellers?  I think this table is all ABOUT seller strength.  First, listings are up 7%.  That brings more buyers in – buyers who haven’t found the home they’re looking for.  At the same time, closed sales are up 7.9%.  That means that existing inventory is still being depleted at a faster rate than new inventory is being added.  Finally, sales price is up 3% from same time last…
