One of the benefits of being a realtor is attending broker open houses. These happen on Tuesdays, usually over the lunch hour, and allow realtors the opportunity of seeing homes as soon as they hit the market, talking to the listing agents about the home and what makes it special, and providing feedback to the listing agents with our thoughts on condition or price or marketing. I go to these every week because it also helps me see what's new to the market, keep sharp about pricing and what price gets you in terms of quality or condition, and networking with other agents - which always comes in handy if I'm making your offer or accepting an offer from an agent whom I've met.
What I really wanted to share, however, was these three great homes that I had the chance to see today. They are NOT my listings, but if you're a buyer and you'd like to see any of these, I'd be happy to represent you on a showing:
1724 Dupont Ave S, Minneapolis
$589,900 4 bedrooms, 3 bathrooms, 1 car detached garage, 2350 square feet

I've seen a lot of converted mansion / mansion duplex condos and, very often, the floorplan just doesn't make a lot of sense - mostly because a lot of these were large single family homes at one time, and now converted into condos. HOWEVER, this home, which looks to be a true duplex, is just gorgeous with a floorplan that says, "Move right in!"
What I really loved about the home was the way it opened up to me as I walked in. Beautifully refinished hardwood floors and lovely lines of sight made me want to step on in and see more. Three bedrooms (or two bedrooms and an office) are on the main floor, nice kitchen with recent upgrades, rooms with lots of space, and an owners' suite that's a rare find in these older duplex units. At this price, I can't imagine it'll take long to sell. Check out the link and let me know what you think!
2828 Aldrich Ave S, Unit 103, Minneapolis
$385,000 2 bedrooms, 3 bathrooms, 2 car attached garage, 1424 square feet

I've liked these condo units for a few years now, ever since I met one of the previous owners during a listing presentation. The location is perfect, in the part of Uptown that's vibrant, busy and with lots to do. This particular unit is super nice: 1/2 bath on the main floor, nice kitchen, lots of space on the main floor for living and dining. The upstairs is well laid out with two nice sized bedrooms, including one owners' suite - which is so nice in a condo of this size. This development has a couple of other units for sale as well, so if you're interested in this kind of living, there are some great options. Click that link and share your feedback with me!
3824 Upton Ave S, Minneapolis
$1,250,000 4 bedrooms, 4 bathrooms, attached 2 car garage, 3434 square feet

If lake life in the city is your jam, and you're looking to move up buy or leave that empty nest in the suburbs, this updated Tudor might just be your thing. Originally a much smaller footprint, the current owners expanded the home by almost double. The result is a stunning kitchen, living room with fireplace, owners' suite, finished lower level and patio for your enjoyment. The two car garage is attached and, for you retirees contemplating future years there, has an accompanying dumbwaiter so you can just elevate your groceries right from the garage entry into the kitchen without multiple trips up the stairs. There's a lot to love here and, oh yeah, it's just a block from Bde Maka Ska, so you get the lake life too! Check out the link and share your thoughts!
Again, if you like any of these and would like a showing, let's go!
